Hi,

I am seeking house floor plans for a 2 story family home to be built in Townsville Australia. The house should be approximately 380sqm in size and be designed to take into account our climate which is hot and humid in summer and mild winters. This would include capturing prevailing breezes, shading and room placement. I have also indluded the sizes of the block in the attachements

Our style for the house will be modern Hamptons/Tropical

GROUND FLOOR:
Master suite: ensuite to have a bath tub (ideally overlooking something relaxing), double vanity. Good size WIR.

Kids area that can be closed off from the rest of the house to conceal mess: 3 kids rooms connecting to a kids retreat area. This area of the house should also have a bathroom with free standing bath tub and double vanity. Separate toilet/powder room as this will also be for visitors.

2 car garage with a 3rd car garage next to it to be used as workshop/storeroom

Mud room off the garage

Laundry off the mud room with decent bench space

Kitchen with servery to the outside dining alfresco area, decent island bench with small prep sink. Butlers pantry, large pantry with tonnes of shelving to see and have easy access to all food. Double sink and dishwasher in a bench under the servery. Island bench would ideall afford views to the outside patio and a TV in the lounge

Kitchen should connect to open plan small dining area and lounge room
Small inside dining area close to the kitchen (round table preference close to a window seat or bay window?) pic attached for inspiration.

Open plan lounge room in front of the kitchen for ease of entertaining (should also have a TV in view of kitchen). Im imagining this space to be quite decent, enough space so that we can fit in a decent group of people comfortably when entertaining.

Study nook close to kitchen, big enough for two kids to do homework at (perhaps that can be concealed?)

Big open patio area connecting with Alfresco with outdoor kitchen (or space for one) and plenty of room for lounging

Pool coming off patio 25 to 30000 litres

Nice front porch, enough for a big double swing so we can be comfy watching the kids on the road/path.

Guest room with ensuite
Media Room

Additional Information
The house is to be light filled and airy, with consideration for high ceilings throughout the ground floor living/dining and kitchen and provisions for skylights in the kitchen.

For block dimensions download the file 7 Capella Entrance which has the dimension of lot 8 which is circled. Bearing in mind there is a sewer line running parallel to the rear fence of the property with any fixed construction needing to be 3m from it I believe and there is a 6m setback on the block as per the site covernet.

We are also looking for as much yard space as possible for the children to play in on the eastern side of the house so the house shades the area from the western afternoon sun.

I have added two attachments from a local builder. Which I'm hoping will guide some redesigns.
1st 2 Story Plan Things we liked
- Mudroom connects to laundry
- void
- likes the courtyard with bathtub in ensuite looking out to it. But may compromise and convert it to a butlers Pantry to save space.
- Front Porch
1st 2 story plan dislikes
- To big! Ground floor was approx 390m2 and 75ms for top
- no servery in kitchen to alfresco area.

2nd 2 Story plan likes
- Servery to built in dining table with bench seat on nib wall.
- The size reduction to 340m2

2nd 2 story plan dislikes
- Office is downstairs
- Mudroom and laundry don't connect
- The dining area, would prefer a nook with a bench seat on a window
- hard to place an outdoor kitchen under the patio

Hello,
In my Design I have focus the active areas on the east side and passive area on the west side. The areas on the west side. Also on the east side there are lot of opening because most of the wind comes from Northeast. The building is mostly 1 story which is a disadvantage because the neighbors house ( which is 2 story) will block the light and wind coming from the east side. The irregular shape of the east façade is design to capture the wind because of it high surface area form the Northeast side.
I have include a analysis to further explain my sustainable design.

Thank you for allowing me to study an Australian House. In my design, all your requested areas have been solved with considering the relations between them. On the gorund floor, main living spaces which are kitchen, living room and dining room have been placed at the center of the house so that they can have an easy access to master bedroom, kids rooms and service areas( mudroom, carpark, laundry.etc). We are entering the house with a big front porch to be used from master bedroom. After the entrance, at the left side, master bedroom is placed with its large bathroom and dressing while on the right side carpark, mudroom, laundry and butlers pantry have been solved. Kids rooms and study area, have been designed to give them privacy and quiet study area. All these areas are connected to main livning spaces. These spaces are openning to large alfresco with its open dining and kitchen. A pool, jacuzzi and sun shelf also have been proposed for outside using of the project. At the second floor, all your requested areas have been placed with each of them having large terraces. Dining space is designed to with its double height to increase spatial atmosphere to house.

Hi,
Please find attached the floor plans proposal. The ground floor is an open plan airy space accentuated by the fluid space planning on horizontal and the void space on vertical. The kitchen contains a big skylight and next to it I have included the alfresco area and an outdoor kitchen as well. The 1st floor consists of a guest bedroom with en-suite, generous study room and generous media room.

It is another option with some upgrade at upper floor plan. At previous design Upper floor plan mostly over the family area, in this option is above sleeping area, master and kids rooms. Also I come up with some rendering from 3D model.

Hello Andrew,
Thank you for the opportunity to explore Australian house design as I learn Revit. Included are two 1/4 size PDFs for 1:50 size plans. You can zoom the plans in a PDF reader to read the areas of the rooms and dimensions. Also, you can download a viewer for Revit at Autodesk. If I have time tomorrow I will try to develop some better 2D drawings.
I have resized the rooms closer to the dimensions provided and the furniture and cabinetry to Australian standards. That includes modeling some local products available from regional suppliers and supply stores.
My inspiration for the architecture and kitchen layout is the Shell Cove display home, near Killalea Reserve, from Mincove Homes.
Framing heights and roof areas with some skylights have been added for better visualization of the Kitchen, Dining Room, and Lounge. The planned exterior is the timber siding with roofing tile and casement windows.

Hello,
What I did with this option is that I made the second floor bigger. Now the area between the neighbor's house and your house have become a like a funnel. The wind speed and pressure in this area is high this mean more wind will enter and circulate in the house. Also there is now a bit area for a vegetable garden and a green house in the back area of the lot.
I also attach a sustainable design analysis for this design.

Please see attached first draft of floorplans. I tried to include as many of the requested features as I could on the ground floor, but I felt it was best to move the kids area upstairs due to the constraints of the house size.
I believe this captures a decent amount of what you were looking for. Plenty of windows to capture the modern Hampton look, open space allowing lots of natural light, 3 car garage, open entertainment area, breezeway corridors on both floors to aid in airflow (and even a cooling tower feature to help there).
If you would like me as the designer of your house, I am open to making any adjustments that you may want to make. This is one of mine design options and I think include all your requested features, and respond to almost all Townsville’s design requirements, and fallow modern Hamptons, tropical style. #2 Preliminary Floorplan by TDT Concept Design
Here is a modified design that places the kids' rooms and common area on the ground floor as requested. You can see the exact property line in this one so the constraints on the house are visible. I also used the breakfast nook to give a little more shade form the western sun in the back yard, so the back of the living areas and part of the patio will be shielded. I will be able to make any other changes you want along the way if you would like me to develop full plans.

The contest is a little light on payout. "Nothing more than floor plans" for 4,000 S.F. takes a minimum of a week to provide anything noteworthy. Then, if you're off base then it's wasted time. A floor plan you like (but not copy) off the internet would make things a little more simple.

8.5' x 40' Wide Clear Span Modular Box
Looking for visual representation of an idea for 8.5' wide modular construction for single and multifamily applications. The idea is to create 8.5' W x 40' L (Max) modular "boxes" that stack upon one another and connect at floor and ceiling allowing smooth ceilings and transitions (no bulk heads or furr downs at ceiling transitions). The idea being at 8.5' max span the loads will be minimal and allow for up to 40' (?) clear spans on non exterior walls. The floor systems would need to be of floor truss construction with a 9-1/4" depth, with the 1st floor being a flat type (or bottom mount) with the 2nd floor being a flat type on exterior walls and top chord mount on clear span side. Sub floor will be 3/4" T&G. The exterior walls would be 2x4 or 2x6 studs at 9' height finished on the outside with 7/16 osb and 1/2" drywall on the inside. The ceilings would be 2x4 or 2x6" joist with a layer of 7/16" and drywall on bottom chord that would be mounted on the double top plate of the exterior wall and flush mounted w/ metal hangers on a 3.5" x 11-7/8" glu-lam or LVL (2-ply 1.75"). The LVL or glu-lam would run the length of the "box" (max 40') and would support the 2nd story floor truss on the top mounted side. Deliverable: I need a visual representation of the above, one each of the four of the types of "boxes" as noted (one 1st floor with 3 exteriors walls, one 2nd floor with 3 exteriors walls, one 1st floor with only end walls and one 2nd floor with only end walls, all finished as noted (drywall, osb etc.). 3D would be preferable, but 2D would work as well. This is a tool to share with designers and engineers to create a proof of concept, what I am needing at this current time is just the concept in digital form.

We are building a cool new Preschool, based on the idea of an Exploratorium/Preschool hybrid experience with a genetic learning arcade. Portably 4-6 classrooms. Need to meet current state and san francisco city standards. Looking for 60+ students, the more we can accommodate with mindful design to mitigate crowding, the better. This is a chance to build something really cool.
