I have been looking for an exterior designer/decorator which is turning out to be bit of a challenge for what I need. Which is a curb appeal makeover and importantly a facelift to my small ranch.
It is a foreclosed ranch with outdated vinyl siding,cedar shakes siding in front, an unkempt yard with large ugly logs as borders for the garden and side yard. I would like to transform the house using beautifully coordinating siding, trim, lineals, stone veneer, plants, garden, architectural accents like mahogany corbels, deck color to match siding. I am not looking to make major structural changes that involves demolishing and rebuilding, but looking for the ultimate curb appeal without major construction for between $15-20,000
Design concept to include:
- beautiful dramatic but timeless coordinating vinyl siding, trims, windows and stone veneer accent.
- coordinating window trims/molding colors
-deck color to coordinate with siding
- Front Yard Landscape ideas - floral and hardscape ideas for borders around garden and side yard.
- House front wall accents mount mail box, lighting sconce flower pots
-Open to small architectural accents, but no demolishing and remodeling.
-overall front yard curb appeal
-Siding and foundation wall is ugly and dirty, Looking for someone to present design ideas and concepts to give the house and front yard a dramatic face-lit. I will take care of my contractors, just looking for the design creation. I have photos, is this something you can help with create online for a reasonable fee? I have a lot of pictures just adding one here.
Importantly if this something that can be done, I live in NJ so materials, siding, veneer etc should be available in the northeast.
Wants:Want to KEEP and include in the design:
1. My new Mahagony front door
2. New roof
3. Front step brick work and railings
Would like a timeless color palette that compliments the style of the house, not making look smaller etc. Would like the designer to consider the palettes of neighbors surrounding my house to create a style that stands out, beautifully, stylish.
A garden the compliments the design.
Don't Wants:-Do not want to demolish and do big exterior construction remodeling
-Do not want to PAINT main siding, it fades over the years, prefer working with original siding colors. OPEN to painting trims as that can be touched up every few years without the high cost.

The structure is already existing. Its a new construction with electrical, plumbing, and hvac system in place. I need 2 full-size sets, which may be any size up to 24” X 36” drawn to a standard scale noted on the exhibits. 1 additional set must be either 8.5” X 11” or 8.5” X 14” drawn to a standard scale noted on the exhibits. And Floorplans must be drawn to a standard scale and are to include (but are not limited to) the following items: drawing scale, room labels, wall measurements, ceiling heights, door and window schedule, smoke detector locations, dimensioned locations of new plumbing fixtures, handrail/guardrail locations and room square footages. i have drawings of the floor plan and can provide lots of more info. The home is 780sq foot.

Single-Family Home Addition Concept
A concept design for a single-family home addition project consisting of four project elements: 1) Back door & Deck – Addition of a rear door to the back yard (right side if facing the house) and a deck. Door can be a maximum of 7ft 8in tall and 8ft wide. Deck can be a maximum of 22ft wide and 12ft 6in deep. Looking for a rear kid-friendly and kid-durable entertaining space concept that helps to bring the outdoors in, while promoting energy conservation. Include appropriate lighting and outdoor electrical power sources. Additional regarding of the back yard to create flat space, as able, without sacrificing existing trees. 2) Right-side Addition – Addition of a three-level addition to the right (North) side of the house (when facing house from the street). Looking for a concept that blends seamlessly into the size and style of the main structure. Addition is a maximum of 16ft wide and 32ft long, beginning at the back of the house and extending a maximum of 8ft in front of the main house structure. House sits on a sloping grade – first floor is roughly between 24in (back corner) to 40in (front corner) off ground level. Three level addition includes: a. Basement bedroom – Requires built in closet and at least one egress window. Ceiling height must be at least 8ft (presume recess lighting) b. 1st floor garage – Looking for concept large enough to accommodate an SUV plus storage, with a double door opening to the backyard. Will require steps up to back yard if additional grading is proposed (per item 1). c. 2nd floor master bedroom/bath – Looking for a concept that includes a “medium” sized master bath/en suite, and a closet large enough to serve 2+ adults 3) New Porch – Addition of a large porch extending from the left side of the new garage/addition (item 2 above) along the entire front of the house and wrapping into the new screened in porch (item 4 below). Looking for a concept that blends seamlessly into the size and style of the main structure, while presenting a level of comfort and style as its curb appeal. Porch can extend a maximum of 8ft from the front of the house. 4) Left-side Addition – Excavation of an additional below grade storage/laundry room on the left side of the house (when facing house from the street), and a wide walk out egress stairway from the basement to the back yard. Addition of a screened in porch at grade/first floor level. Below grade room/porch/egress stairs can extend a maximum of 7ft from the side of the house. Below grade room should have both a door into the basement and a separate external entrance to the back yard/egress stairway. First floor screened in porch should have an entrance from the front porch and a separate entrance into the main house. Addition should be capable of safely sustaining the weight of a future second story addition. Appropriate water mitigation measures should be included for all sub-grade components and stairways. I'm looking for a draftsman or architect who would like to work with me in designing our new mixed use development. I have included the land survey and zoning restrictions that must be met when designing. I have also attached photos of potential exterior and interior designs. The design needs to be modern in the retail portion of the exterior but traditional exterior for the apartments. (View photos) The two separate apartments above each retail unit will be luxury 2 bedroom 2.5 bath each. Each separate retail unit will be design to fit healthcare (Doctor offices) underneath the apartments. This mixed use project will be highly energy efficient with reduction of utility costs in mind for both the retail and residential sectors.
