Description:
We have a plot of canal front land in the Cayman Islands. Looking to build a home on it soon, so considering floor plans. I attach a floorplan of our current ideas to give an idea of what we're thinking. I'm sure it can be improved upon, and we can make more of the space. Also attached is a brochure of the land to give an idea of the area. Ours is plot 17, so you can see the dimensions and orientation of the land. I'd like to keep the total floor size (for the house, garage and apartment on top) to approx 4,500 sq ft
Wants:
Required specs:- 4 bedrooms (all upstairs)
- 2 ensuite bathrooms and 1 shared family bathroom for the other two rooms
- Master bedroom to be quite large and have a decent size walk in wardrobe, and large master ensuite bathroom (spa feel). preferably with double shower and separate room for toilet.
- An office, preferably with view over pool/canal
- Open plan large kitchen/dining/living area
- Separate living/tv/play room
- Preferably a gym on the ground floor
- Walk in pantry off the kitchen
- utility/laundry/mud room
- Double garage with 1 bedroom apartment on top
- Outdoor pool area with an outdoor kitchen/bar/tv area
- playground area for kids
- maybe a firepit area
- Driveway with carport area
- fence all around so dog can't get out!

Are you looking only for image/pdf files of AutoCAD 2D layouts (floor Plans)?
Entry # 2... the dimensions were tweaked for wall alignment purposes on both first and second floors of house. Added Master bedroom optional closet plan that gives more floor space to the bedroom, your choice !
Entry # 1... I calculate the total footage for my submission @ 4395 Sq. Ft. That does not include the front porch area or the covered deck on the first floor or the Deck area on the second floor. Those areas total an additional 190 sq. ft. for a total roofed area of 4585 sq. ft.
Entry # 1 information.... My CAD program only allows me to draw the exterior walls as Brick Veneer construction. Because the exterior walls shown on my plans are 2x6 exterior studs and 5" brick veneer shelf, combined they equal your 10 1/2" masonry dimensions, all of your dimensions have been achieved and are accurate. I pretty much stayed with your general layout and improved it as I thought it needed in spots. I thought your design was very good so I tried to stay as close as I could to your plans. The overall dimensions shown on these plans is too the frame wall. In your case where the plans shows 50'-0", that dimension does not include the brick veneer which add another 10". In essence the overall dimension is really 50'-10" in total building length. I found nothing wrong with your hardscape site plan and doubt it can be improved on to any extent if you have indicated all your preferences. Thank you for your project. Just an FYI - the building code here requires a 15ft setback on each side of the house, and 20ft from the front and back.
Hi Arslan. Sure, be creative! Limitations being that it needs to be fairly practical (family of 4), and construction costs in Cayman are quite high. Typically constuction is ICF / concrete block, with a standing seam/concrete roof. Also because utility bills are so high, so energy efficiency is important.

I have an outdated lake home to modernize the front and rear exterior.
I have a 3D render I had created on Fiverr, but I am not completely in love with it as it is not sophisticated enough. I would like to change it, but I will include the 3D render in the files just for your review.
* Please do not copy it, but do your own sophisticated modern, classic villa without changing the top roof shape in the front as that will remain the same. We will consider changing the rear view to include a -turret or balcony- changes.

Freelance Drafter: Existing Home AutoCAD Architecture or 2D
The structure is already existing. Its a new construction with electrical, plumbing, and hvac system in place. I need 2 full-size sets, which may be any size up to 24” X 36” drawn to a standard scale noted on the exhibits. 1 additional set must be either 8.5” X 11” or 8.5” X 14” drawn to a standard scale noted on the exhibits. And Floorplans must be drawn to a standard scale and are to include (but are not limited to) the following items: drawing scale, room labels, wall measurements, ceiling heights, door and window schedule, smoke detector locations, dimensioned locations of new plumbing fixtures, handrail/guardrail locations and room square footages. i have drawings of the floor plan and can provide lots of more info. The home is 780sq foot.
