Description:
The attached Sketchup file is a scanned model of a 110+ year-old cottage in the woods on the shore of Lake Michigan. This is a very small house – approximately 984 square feet. A large part of the house is taken by the screened-in front porch that faces the lake.
We are limited as to the changes we can make – for example, we cannot change the footprint. We would like to change the roofline, most likely to a “t-gable” roof, given the T-shape or L-shape of the footprint), and replace the kitchen and bath with updated and more useable spaces. We would like two bedrooms and one bath (1.5 if there were any way to do so).
A similar cottage nearby has some loft space above a porch that the kids enjoy. Most of these places are open to the rafters, but ideally with bedrooms closed off.
We would like to carve out room for a washer/ dryer station (vertical).
Also love the idea of a two-sided fireplace in the main room and porch, although this may not be feasible: www.supremem.com/duet4seasons.php
This is a seasonal place and is not currently insulated. Plumbing generally runs in a crawlspace. Hot water is currently provided by a tankless electric heater. Other cottages in the area have hot water heaters below the units in the crawlspaces.
It is not critical that all the current porch space be retained.
Please note that the scan is largely accurate.
Wants:
Revisions to the attached sketchup file that are detailed enough to be used as the basis for a construction plan (and could be submitted for permitting) would be much appreciated.

We are primarily looking for a design that makes efficient use of a small space, and rationalizes a structure that was cobbled together by DIY handypeople over the course of a century.
Don't Wants:
Designs that would require changes to the footprint.

Designs that would require materials that are particularly cumbersome, given that reaching the property presents some challenges.

I CHANGED THE LAYOUT (LIVING, DINING, KITCHEN) TO SUIT THE VIEWS BETTER FOR YOUR LOT.

This is what I was able to capture from sketch up 3-D viewer.
I had to guesstamate the dimensions but the sq. footage is very close.
Dimensions need to be verified. Best I can do with my set up presently but good enough to work with for now...

This is my proposal for the re-vamping of existing cabin. I aligned the left side wall on this plan if that is the wall you spoke of. The existing foot print dimensions will have to be verified since there were no dimensions on the sketch up drawings !
The main roof gable will be extended to the left on this plan to create a loft over the bedroom with a front gable and rear gable to form the T The porch roof will be rebuilt to shed the water. No flat roofs will exist and the exterior will be updated nicely if you approve of the plan.

This is a blank floor plan based on your description of the house, the sq. footage and the front elevation picture you sent to cad crowd. Please use this as a starting point for a floor plan sketch while verifying my foot print dimensions. I'm not sure if the house is T shape or L shape from your description so I drew it as a T shape for now.
I would appreciate any input you can give so that I can move forward with a design. Thank you !

Mr. Kern, I was finally able to upload your ketchup site to my computer. The only thing that shows up is an elevation of the cottage you speak of. I will need foot print dimensions of the exterior walls and at least a sketch of the existing floor plan before I can draw a preliminary design layout. If you can provide this I can move forward with you on what sounds like a fun project for us both.

2 Apartments / 2 Retail Stores
I'm looking for a draftsman or architect who would like to work with me in designing our new mixed use development. I have included the land survey and zoning restrictions that must be met when designing. I have also attached photos of potential exterior and interior designs. The design needs to be modern in the retail portion of the exterior but traditional exterior for the apartments. (View photos) The two separate apartments above each retail unit will be luxury 2 bedroom 2.5 bath each. Each separate retail unit will be design to fit healthcare (Doctor offices) underneath the apartments. This mixed use project will be highly energy efficient with reduction of utility costs in mind for both the retail and residential sectors. We have a Students room here. It is completly drawn till one element wich still needs to be redraw. We have a picture of it, but we are not satified with this design, so we need here your creation here. The Project shoul be finished by 01.04.2014
Converting a Beach House to Year Round House
We have a 2420 sq ft home originally built in 2003 as a vacation home (small bedrooms, little storage, no office) that we want to move to full-time. It was a modular home and it sits on pilings. It's hurricane rated (and unfortunately hurricane tested!) We hope to reconfigure/reduce our master bath/closet area to utilize dead space, and increase closet space. We need more storage in general. We will likely convert one of the bedrooms downstairs to an office unless there is another solution. The twp says we have about 100 sq ft that we could add - maybe enclose bottom deck with access off family room? the North side of our house are all oversized sliders. Our windows are floor to ceiling. We have great light here. We would like to add dormers to the roof to add architectural interest and to add light to the attic space. We will have to add floors and pull-down stairs to make the attic accessible/functional. We would like ideas on enclosing our outdoor stairs and integrating with exterior (cedar shakes) The kitchen is original builders grade and needs updating. We would consider removing the wall between kitchen and living room. We would love a roof top deck. The ceiling is flat over the master bedroom but pitched slightly in kitchen and living room. Optimize / expand laundry closet. We also would like to add an elevator - and assume it would be external as many people get variances for them here. The most likely place for the elevator would be on the left side of the house by the front door. Lastly the ground floor is garage/storage. The space under the stairs is hampered by a piling and a header that we would like to move to optimize space there. We understand this might require engineering.
Give my house a Modern / Contemporary look!
We would like to change the exterior of our home. Currently, it is brown wood siding and which we do not like. The wood is difficult to maintain especially with all the wildlife. We are going for a modern, contemporary feel. Feel free to use google sketchup, sketch on top of, or photoshop the supplied photos of my home. This can be considered a ‘concept’ phase to determine colors, texture and overall shape. Project Details: Add some sort of overhang over the front door. Maybe extend it toward the garage and think of a clean way to support the overhang. We are going to completely redo the front steps and entry so the silly deck can go. Feel free to be creative. Notes: 1) Our trees leave lots of seeds, sap, etc. So in general, lots of white may not be a good idea. 2) Feel free to leave out the window in the basement next to the small front porch. It may or may not be shown in my images. I plan to remove this basement window. 3) I could go slightly larger for windows by extending them down toward the floor. I would prefer to keep the window widths the same, but increase the height by adding to the bottom. If making the windows longer helps your design, do it. Keeping them the same size is ok too. Attached are some examples of homes that caught my eye. Hope this gives a sense of colors textures and the feel that I’m after. Project deliverable: Create a computer generated sketch, or good hand sketch to visually show how the home would look.
