Hi, I’m a professional Plumbing and Gas Systems Designer with over 10 years of dedicated experience delivering precision engineering solutions for residential projects and light commercial Tenant Improvements (TIs). I specialize in transforming architectural layouts into comprehensive, permit-submittal-ready plumbing and gas plans that strictly adhere to local building codes. Core Expertise • Residential Design: Custom homes, multi-family builds, layouts, and system sizing. • Light Commercial TIs: Office spaces, retail builds, and restaurant plumbing/gas modifications. • Gas Piping Systems: Designing safe, optimized natural gas and propane layouts, sizing metrics, and schematic diagrams. • Permit Submittal Drawings: Creating highly accurate plans designed to pass municipal reviews on the first submission. • Code Compliance: Comprehensive application of UPC, IPC, IRC, and fuel gas codes. Software & Technical Deliverables • AutoCAD (Expert / 10+ Years): Clean, meticulously layered, and highly readable 2D plumbing schematics, gas riser diagrams and isometric layouts. • Calculations: Precise fixture unit calculations, water supply pipe sizing, waste/vent sizing, and gas demand/pipe length calculations. Why Contractors & Architects Choose Me • Uncompromising Attention to Detail: I eliminate coordination errors early, ensuring line work, annotations, and sizing metrics are flawless before delivery. • Fast Permit Approval: By designing directly to code specifications, I minimize municipal redlines, comments, and project delays. • Seamless Collaboration: I easily integrate my plumbing and gas layouts with existing architectural, structural, and mechanical backgrounds.
