Homeowner in Sparta Township, NJ seeking a qualified engineer/designer to prepare a CAD site plan and preliminary engineering drawings for a proposed residential outdoor living and accessory structure project. Plans will be used for a zoning variance application and full construction permitting. An existing property survey will be provided.

SCOPE OF WORK
─────────────────────────────────────
1. IN-GROUND POOL & SPA
• Site plan showing layout, property lines, and required setbacks
• Structural details including rebar schedule
• Basic pool shell engineering (non-stamped acceptable at preliminary stage)
• Electrical layout — lighting and equipment connections
• Plumbing layout — returns, skimmers, and equipment routing
2. TWO-STORY MODULAR / SHIPPING CONTAINER ACCESSORY STRUCTURE
• To be permitted as a non-dwelling Accessory Structure (NOT an ADU or additional dwelling unit)
• Design must clearly reflect no bedrooms, no full kitchen, no independent living capability
• Bathroom limited to powder room / changing area for recreational support only
• Second floor intended as open, non-habitable recreational space (lounge, fitness, office, or flex use)

LICENSING REQUIREMENT

Applicant must be licensed in New Jersey OR willing to collaborate with and coordinate final stamping through a locally licensed New Jersey engineer or architect.

The accessory structure must be clearly presented on all plans as a non-dwelling, recreational accessory building to avoid any zoning classification as a secondary residence.
