About the job
Summary
This is a short residential design consultation, not a full design package.
The house and garage are already designed and under construction. I will provide drawings, photos and videos. I need an experienced designer to quickly review the remaining decisions and give clear recommendations on usability, buildability, appearance, materials and safety.
I am looking for an experienced residential design / construction consultant to review my existing house and garage project in British Columbia, Canada, and provide practical design guidance.
The main construction is already designed and underway. I am capable of doing much of the work myself, so I do not need a full architectural package, formal CAD drawings, permit drawings, or stamped engineering.
What I need is an experienced professional who can quickly review my drawings, dimensions, photos and videos, and help me make the remaining details more practical, coordinated and visually appealing before construction progresses further.
Areas I would like help with may include:
- Garage interior layout
- Garage ceiling and task lighting
- General receptacle placement
- Garage-door opener receptacles
- Garage electrical sub-panel location and general circuit planning
- Workbench, tool wall, shelving and storage layout
- Fish/crab cleaning and cooking station, including sink, water supply, drainage, electric cooking appliance and exhaust fan
- Small heated drying area for wet clothing, boots and shoes
- Small r...

- Fish/crab cleaning and cooking station, including sink, water supply, drainage, electric cooking appliance and exhaust fan
- Small heated drying area for wet clothing, boots and shoes
- Small raised interior landing/platform where the garage slab and the door into the house are at different elevations
- Exterior wall and porch lighting
- Outdoor receptacle locations
- Hose bib / garden water locations
- Simple front- and backyard layout
- Outdoor/path lighting
- Lawn restoration and grass recommendations for disturbed muddy areas after construction
- Material and product selection
I am mainly looking for good judgment and practical experience, not polished renderings.
The consultant may provide recommendations using:
- Simple sketches
- Marked-up drawings or photos
- Reference images
- Simple layout diagrams
- Product examples
- Material suggestions
- Key installation notes and construction tips
I would especially value someone with real experience in:
- British Columbia residential construction experience, preferably coastal or northern BC
- Pacific Northwest cold/wet-climate residential experience
- Wood-frame homes and garages
- Residential electrical and lighting layout
- Practical plumbing/drainage coordination
- Garage/workshop planning
- Exterior residential design
- Simple landscape / yard planning
- Construction troubleshooting and field experience
elevant British Columbia residential experience is strongly preferred. Experience in coastal or northern British Columbia is especially valuable.
This project is located in Kitimat, British Columbia, so recommendations should be appropriate for a cold, wet, high-rainfall northern BC climate and should reflect practical BC residential construction methods.
Experience in other Canadian provinces is useful, but does not necessarily substitute for BC-specific experience. Candidates with relevant Pacific Northwest experience, such as coastal Washington, Oregon, or Alaska, may also be considered if they are comfortable working to British Columbia / Canadian requirements.
Product recommendations should be for items realistically available in British Columbia, preferably through RONA, Home Depot Canada, Amazon.ca, Canadian Tire, Costco Canada, or other Canadian suppliers.
I do not expect the consultant to replace a licensed electrician, plumber, engineer or local authority where one is legally required. I mainly want practical, code-aware design advice that I can understand and use to make better decisions.
This is a consultation / concept-refinement project, not a full architectural or engineering design package.
Please include examples of similar residential, garage, workshop, exterior, lighting, utility, or design-build work you have completed.
I do not need extensive CAD work or polished renderings. Simple sketches, marked-up photos, reference images and concise recommendations are sufficient. The value I am seeking is good design judgment rather than drawing production.
