[1] Project summary: Give a quick summary of your project. You may include dimensions, materials, software type, etc.

Not worried about software used as long as pdf and JPEG’s can be produced to illustrate the design and quote. PDF’s need to be of individual stages of the build with cutting lists for quote from timber merchants directly without the need to further breakdown the design.

For a domestic garden office / workshop. The intention is to have the space as a workshop initially and then if the intention arises then to have this easily convertible to an outside office space. Original design will therefore feature the spaces for windows but not the windows themselves (boarded up unless converted). As a domestic set up, the design is to be of a design which incorporates as many standard components as possible and not limit the design to bespoke requirements. The front is to feature red cedar clad or suitable alternatives, wrapping the entire front and around at least 1m up the sides. The rest can be feather edge timber painted black for cost savings. Initial front is to include an opening big enough to fit bifold doors if converted but to have double door fitted whilst a workshop space. Double doors should also be big enough to fit a car through the entrance.

I’m looking for a pretty typical garden office / workshop design however I am open to creative interpretation and reasonably open to experimentation.

Design is for my own personal garden

Design is to feature an RSJ centralised over the roof space. Overall internal height to be no lower than 2100mm, (higher the better) and must be a single sloping roof (pitch must be greater than 1:40). Minimum size given in sketches, can be made bigger to help support roof

Max floor size (external edges) must be no more than 30m^2 an the roof must not overhang each side by more than 100mm, maximum external height is to be 2500mm

Timber frame to be constructed of 4x2 for walls, roof size determined by size but minimum given on sketches

Roof will feature torch on felt on roof and design must make this not visible from the front

Design is to use the entirety of the trapezium concrete base up to the maximum floor size depicted in PDF.

I’d like the cost of the project to be between £5,000 - £7,000 (+labour on top), preferably planned with a 10-15% contingency. The budget for CAD design is approx £250

1. Yes all the edges are spaced around 1.1m from the fence.

2. The door is on the front (perpendicular) edge with the grass, the fence immediately next to the pad is not an entrance.

3. No need to include floor in height, if it comes to it there will be a loss of 20mm internal room height.

4. RSJ is due to the span of the roof to minimise bending and size of the beams needed across the entire roof space. No lifting should occur on the beam.

5. Both double door and maybe a single on the side the picture was taken from, I’d be happy with either from a design point of view.

Please could you clarify a few things.
1. How is the trapezium-shaped concrete plinth orientated with respect to your garden? It is difficult to determine from the photographs. Is the 6275mm dimension shown in the sketch parallel to the end fence?
2. Which side of the trapezium base is the ‘front’ requiring the double doors to drive a car through? If this is the side parallel to the fence at the bottom of your garden, can you provide dimensions of the surrounding access and proximity of the neighbouring house? Do cars have to be manoeuvred in at an angle? How do you want the door to fold to get cars in and out without disrupting the interior?
3. Since you will be initially using the space as a workshop, is the floor to be the existing concrete pad, i.e. no covering or raised wooden floor? Does provision need to be made for a floor, if converted to an office in the future e.g. door sill height?
4. Presumably the RSJ is for hoisting engines in and out of cars. Can you specify the SWL you require. The RSJ is to be centralised, so presumably the double door also needs to be centralised; please confirm.
5. Do you require a single door on the side facing your house (looking back at the camera from which the photos were taken) if the double door is on the opposite side?

Converting a Beach House to Year Round House
We have a 2420 sq ft home originally built in 2003 as a vacation home (small bedrooms, little storage, no office) that we want to move to full-time. It was a modular home and it sits on pilings. It's hurricane rated (and unfortunately hurricane tested!) We hope to reconfigure/reduce our master bath/closet area to utilize dead space, and increase closet space. We need more storage in general. We will likely convert one of the bedrooms downstairs to an office unless there is another solution. The twp says we have about 100 sq ft that we could add - maybe enclose bottom deck with access off family room? the North side of our house are all oversized sliders. Our windows are floor to ceiling. We have great light here. We would like to add dormers to the roof to add architectural interest and to add light to the attic space. We will have to add floors and pull-down stairs to make the attic accessible/functional. We would like ideas on enclosing our outdoor stairs and integrating with exterior (cedar shakes) The kitchen is original builders grade and needs updating. We would consider removing the wall between kitchen and living room. We would love a roof top deck. The ceiling is flat over the master bedroom but pitched slightly in kitchen and living room. Optimize / expand laundry closet. We also would like to add an elevator - and assume it would be external as many people get variances for them here. The most likely place for the elevator would be on the left side of the house by the front door. Lastly the ground floor is garage/storage. The space under the stairs is hampered by a piling and a header that we would like to move to optimize space there. We understand this might require engineering.

I would like a mock up done for a safari resort. It should contain 8 lodges plus area for entertainment. A fire pit, Infinity edge swimming pool, Eating area for 16 people, parking for 2 vehicles, Kitchen, storage area, laundry. 50KWH Solar farm.
