Hi Everyone - Thank you so much for your time and ideas. There are all amazing entries so it will be difficult to chose a winner. I am flexible on time so if anyone was nearly there but missed the deadline, please let me know.

Hi Metropolitan Design - I&;ve uploaded a general aerial view. My designer will be looking at the contextual elements so I don&;t want you to spend more time than you need to. As we want to spend most of our time facing the garden in our living space, it makes sense that that would be to the rear and side. we want to use as much of the exiting footprint as possible with some tweaks. Seeing where North is will also help show where it may be nice to add a balcony at the front to capture morning sun as well as the rear for the master.

Hi Manuel - yes its a substantial remodel. Including a second storey addition and small extension that will have lots of glass and skylights. I am only looking for ideas for floor plan layout rather than a complete architectural experience as I already have a designer who will be completing the technical aspects and compiling the final Revit plans for submission. The floor plans submitted are the prelim drawings after a suggested version of the addition and extension have been added. Green lines are the only ones that cannot change. It will be a 4-5000 sq ft property (plus more for the basement which is not included here) and is in context of new builds and remodels in the area.

Thanks for the extension of the project so far.
Are you able to upload a site aerial? x2 images would be good. One noting the location of the house with an immediate radius of 1km and another at 5km. I understand that you are looking for a "concept", but every architecture design needs some "context" and the siting is an important one.
I appreciate the extension of the project and the information so far.
Thanks!

Hi!!!
I&;m a little confused with the submitted information. The drawings do not correspond to the photos sent. Are the drawings provided a mixture between what exists and some ideas?
Is the access road to the parking lot from the east?
To make a second floor it is necessary to remove the entire roof as it is tilted, you also have to trim many walls.
I think that making a second floor will strongly affect the existing floor...
So the question is: Is it really worth keeping some of what&;s in there? It seems more than a remodeling a new project.
Best Regards
Manuel

Hi Bex,
This looks like a project with a lot of poptential, love the style you have picked. Do you think it is possible to upload the exterior photos in jpg. or Pdf. format? I can&;t open the original file.

Hi all,
I have extended the time and uploaded some exterior photos. I didn&;t initially as I didn&;t want ideas to be influenced by what is there. Thanks again for your interest.

Hi Jatinpatel - The 1,2 and 3 on the right of the plan is to show 3 cars. Anything else can change except the green lines as they are on the edge of the allowable setbacks. North is at 9 O&;clock looking at the plan . I will mark on the plan. Thank you for being interested in my project.

HI Jim81 - it is a simple request - I am not a trained designer, have no qualifications, do not know CAD and have done several versions myself in pdf mark up for my architect to turn into drawings. I am merely looking for simple concept layouts from creative fresh eyes to see if there re some new ideas that we haven&;t thought of. The technicalities of the best layout ideas will be addressed in the final drawing. I highly respect your considerable years of experience and appreciate this project may not be for you. Kindest Regards Rebecca

Rebecca, I&;m sorry but I dont think you realize the complexity of your request. I cannot use your PDF drawings for anything except as a visual reference. I would have to start from scratch to give you an idea of what my design would look like. To do this I would need more info than you are supplying. This is a remodel right ? I need exterior photos, a copy of the existing first floor plan so that I can determine what walls on the first floor must remain in place that are supporting the second floor. I would love to work with as I have with others for 50 +years, but I must have enough info to visualize your needs.

Hi Rebecca, there is also dimensions that are missing from the 1st and 2nd floor plan to even lay out the outer walls.

HI Jim81, Thanks for your note. I am just looking for high level concept layout ideas at this point rather than high detail CAD or Revit plans that are very time consuming. Even a mark up on the attached PDF and approx dimensions is totally fine. It is the layout out ideas more than the quality of the plan that is important. Hopefully that answers your points.
