Description:
I just recently bought a 490 sqft apartment in Hong Kong and I'm looking to get some 3D renderings of what the final outcome would look like with placement of furniture, color of walls, and etc. The place is already finished with medium brown wood flooring with white walls and a darker wood trim. The flooring I'm not thinking about changing, but I could potentially be swayed into changing to a polished concrete look. The bathroom and kitchen doesn't need to be designed as they already finished and I will keep it as it is. The images show some ideas I saw on the internet that I think would look good. The video shows the show flat but of a dimension that is 11 sqft smaller than the actual place I bought. The plans of the actual layout of the place don't show the elevation but it should be rendered for all heights to be 3 meters.
Wants:
The style of the place should be Scandinavian Modern. The materials being used can be glass, wood, marble, and metal / aluminum. The color scheme should be neutral and I was looking at maybe getting the whole place painted in a grey that would be good with the medium brown flooring tone. The smaller bedroom should just be using a single bed with some kind of hidden storage as Hong Kong is quite small. The master should be able to fit a standard Queen size bed.
Don't Wants:
Even though it is Hong Kong and the space is quite small I don't want it to feel cluttered when you walk in or cramped. There will only be 2 people living here. The sofa should be a standard 2 meter 3 seater.
Software:
  1. AutoCAD, 3DS Max, Sketchup

Would it be good to take inside height ( Floor-to-ceiling) as 2745 mm ( around 9 feet) ?

The walls of the apartment are of varying thicknesses. At some area it is 300 mm thick. Is this a column.? Unable to understand the column structure ( where all the columns come in this plan). As this is a high rise building there must be a proper column structure plan within which the walls are constructed., The walls are not load bearing members.
The reason I brought this up is is it is easier to drill in the walls and almost not possible ( may not be allowed) to drill holes in the columns. Hence the interiors could be worked around this. That is the only idea behind it.

Modern luxury bathroom with a view
We plan to build a villa with a nice view of a lake located at a hill. We are in the process of finalizing the details. One important element is our master bathroom. While the architect has proposed a certain structure we are not sure that this one looks so great. We are looking for a modern luxury bathroom design which stands out. Our feeling is that the current design is too much standard, hiding things. In the attached master everything is described in detail. If you feel that in order to show the design idea better you have to include dressing room or bedroom design/views then feel free. So far we have not decided on a design there either.
