The Farhouse project in Indore represented a comprehensive ground-up development where our team at The Zenith Visions was involved in every stage of the design and execution cycle. The client, a regional hospitality brand, envisioned a modern hotel catering to mid- and upper-segment travelers. The property featured a welcoming reception, commercial kitchen, multiple guestrooms, banquet hall, conference facilities, and rooftop dining spaces, spanning 12,000 sq. ft. Scope of Work: We took ownership of the full design package, including architecture, structural engineering, MEP planning, BIM modeling, interior visualization, and construction documentation. Our approach focused on integrating efficiency in space planning, aesthetic appeal, serviceability, and technical compliance with local bylaws and codes. Architectural and Structural Design: Our architects began with site-responsive zoning and layout planning, ensuring optimal daylight, ventilation, and service routing. We adopted a modular grid system to align structural and MEP elements, ensuring seamless integration. The structural design included: Framed RCC system using ETABS & STAAD Pro Slab types: flat slabs and beam-slab combo for banquet areas Detailed foundation plans using isolated footing on soil analysis Column schedules, beam layout, plinth beams, and roof parapet details MEP and BIM Coordination: We developed comprehensive plumbing, electrical, fire-fighting, and HVAC layouts in Revit MEP. Major systems included: Pipe layouts with floor-wise pressure zones and vertical shafts Electrical circuits with load calculations and panel placements Ductwork routing coordinated with ceiling grid and light fixtures We created a coordinated BIM model combining architecture, structure, and MEP. Navisworks was used to perform clash detection and generate reports, allowing early resolution of over 30 potential service conflicts. Documentation and Deliverables: We generated a complete set of Construction Documents (CDs) and Design Development (DD) sets, covering: Floor plans, sections, and elevations with detailing Wall sections, waterproofing details, and service core layouts Fixture schedules, door-window schedules, finishes, and hardware details All documentation was prepared for submission to authorities and contractors, ensuring legal compliance and build-readiness. Visualization & Virtual Reality: To help the client and their investors visualize the final look and flow, we developed high-quality 3D renders in Lumion for all key areas. Additionally, we created a VR walkthrough using Enscape and Oculus Quest to simulate guest movement and space interaction. The use of VR proved pivotal in: Securing investor confidence and early booking commitments Reducing design changes after construction commenced Aiding contractor understanding of spatial relationships Execution Oversight: Our involvement extended into the construction phase. We worked closely with the contractor for site verification, drawing issuance, and RFI resolution. Periodic BIM-to-field coordination meetings were held to verify as-built conformity. On-site issues like HVAC shaft clearance and waterproofing sequencing were addressed with model-backed visuals.
