Using industry-leading Cadwork software, we model highly engineered structural timber frames derived from Revit, Rhino, and ArchiCAD and other CAD/BIM software. The Project
We are developing a catalog of single-family "Resort Style" homes and need a long-term freelance partner to "skin" our engineered skeletons. You will take our precise wooden frames and add the building envelope (SIPs, CLT, or conventional infill), producing photorealistic marketing assets and permit-ready documentation.
We are developing our own designs but can reference these other companies as examples of the kind of home catalog and media we want for our website and marketing media:

Scope of Work
IFC Coordination & BIM Hygiene: Import our engineered timber frames (IFC 2x3 or IFC4) into SketchUp or Rhino. You must preserve structural timbers at exact coordinates and maintain strict layer/tag discipline so the "skin" remains independent of the "skeleton."
Enclosure Modeling (The Skin): Model a precise building envelope over the frame, including:
Assemblies: SIPs, CLT panels, but most often conventional infill (framing).
Joinery Logic: Ensure rough openings for windows/doors align exactly with our timber headers.
Finishes: Apply high-end "Mountain Modern" materials (Board & Batten, Shou Sugi siding, Standing Seam Metal, etc. - see examples in attached images).
High-End Visualization:
Still Renders: 3-5 4K photorealistic views (Pacific Northwest forest/lakeside settings).
Animation: One 30-60 second cinematic walkthrough.
Marketing Assets: Clean, branded 2D floor plans and elevations derived directly from the 3D model.
Documentation: Produce architectural draft sets (plans, sections, elevations) suitable for permitting and builder guidance.
Technical Requirements
Software: Mastery of SketchUp or Rhino; proficiency in Revit is a plus.
Rendering: Proficiency in Lumion, Enscape, V-Ray, or Twinmotion.
AI Integration: We welcome the use of AI tools (Stable Diffusion, Adobe Firefly, etc.) for rapid environment generation and material look-dev, provided the core timber geometry remains 100% accurate.
Experience: Proven portfolio in Heavy Timber, Luxury Lodge, or Nordic architecture.
Deliverables (Per Project)
Organized source 3D file (.skp or .3dm).
High-resolution 4K image set & MP4 fly-through.
PDF set of marketing floor plans and permit-ready drawings.
How to Apply
Please provide:
A link to your portfolio featuring timber frame or luxury residential projects.
A brief explanation of your process for importing IFC files to ensure zero loss of precision.
Technical Question: Which envelope assembly (e.g., wrap-around SIPs vs. stick-frame infill) are you most experienced in modeling alongside heavy timber?
Your preferred rendering engines and AI tools.
Trial Project: We will begin with a paid test on a single-family home model. We have the IFC frame ready for import to begin immediately.
We expect your role to evolve as we confirm your skill sets.
Timber Frame Architectural Visualizer & BIM Modeler (IFC Workflow). We also work on large commercial projects and may also use your services on these buildings but for now the focus is our single family home catalog.
Attached are images showing the design aesthetic we like and similar heavy timber framed homes. Our primary target markets are resort areas near ski resorts, lakes, etc. We are not focused on urban infill homes. We like to show our homes immersed in nature, especially in forests.
