We are a small home remodeling company looking for a licensed architect in Washington, DC to prepare permit-ready architectural drawings for a sunroom/season room conversion for a single-family home in Northeast Washington, DC. The drawings will be submitted to the city for building permit approval.
Project Overview:
The project involves converting an existing front porch into a sunroom/season room. The porch structure and roof are already in place and will remain unchanged. The total project size is approximately 200 square feet.
Scope of Work:
-Replace two deteriorated front structural posts.
-Frame new exterior walls, windows, and an entrance door according to Washington, DC building codes.
-Remove and rebuild the porch ceiling to match the existing roof slope and provide a finished interior surface.
-Prepare drawings that reflect the enclosure of the porch into a conditioned sunroom/season room.
-Include electrical rough-in layout for lights, one ceiling fan, and outlets.
-HVAC and plumbing rough-ins are not required.
Requirements:
-Must be a licensed architect in Washington, DC.
-Provide permit-ready drawings compliant with DC building codes.
-Offer guidance or notes to ensure the construction follows applicable code requirements.
