Primary Bathroom Remodel – Phased Design Engagement Project Overview Anyone

I am remodeling a primary bathroom with an irregular footprint and multiple ceiling heights.

I am providing:

Hand-measured overhead sketch with approximate dimensions

Two exterior wall elevation sketches (showing windows)

Multiple photographs of the existing bathroom

Notes indicating different ceiling height zones

All measurements are approximate and may be off by a few inches. Logical reconciliation of minor dimensional inconsistencies will be required during drafting.

Structural walls will remain unchanged.

This project will be structured in clearly defined fixed-price phases so I can evaluate quality before proceeding.

Existing Conditions & Constraints

The following elements will be removed:

Existing Jacuzzi tub

Existing large dual-sink countertop

The following elements should generally remain in the same plumbing zone:

A new vanity will replace the existing dual-sink area (to maintain plumbing location)

The shower will be updated but remain in the same general area

Toilet location may be adjusted only if plumbing logic supports it

Important constraints:

Structural walls remain unchanged

Multiple ceiling heights must be clearly noted and reflected

Window locations and heights must be accurately represented

Plumbing efficiency should be considered in layout proposals

Clearance and spatial flow are higher priority than decorative styling

This is conceptual planning and dimensional validation only. These are not permit drawings at this stage.

Phase Structure
Phase 1 – 2D Dimensioned Base Plan – $75 (Fixed)

Deliverable:

Clean, organized 2D floor plan of existing bathroom footprint

All perimeter dimensions clearly labeled

Interior jogs and diagonal wall dimensioned

Door swings shown

Logical reconciliation of dimensional inconsistencies

PDF output

One revision included.

Purpose:

To establish a reliable dimensional foundation before layout design begins.

Phase 2 – 3D Dimensional Model – $75 (Fixed)

Deliverable:

Simple 3D model based on approved Phase 1 plan

Windows shown in correct positions

Ceiling height zones clearly represented

No renderings required

Exported views (PDF or image format)

One revision included.

Purpose:

To validate proportions and ceiling transitions before layout proposals.

Phase 3 – Layout Concepts – $100 per Serious Layout Direction

Deliverable (per milestone):

One thoughtful, distinct layout strategy

Fixture sizes shown

Clearance considerations noted

Basic plumbing logic considered

PDF output

This phase will be structured as separate $100 milestones per layout direction. I anticipate pursuing 2–3 distinct strategies depending on quality and direction.

Additional refinements may be added as separate fixed milestones.

Engagement Structure & Expectations

Fixed-price milestones preferred over hourly billing

Each phase must be completed and approved before proceeding

Strong communication and clarification questions are important

Please confirm understanding of the phased milestone structure before bidding

Please provide examples of similar bathroom floor plans you have completed

Opportunity for Extended Engagement

If early phases are completed professionally and communication is strong, this project may extend into additional layout concepts, refinements, and further design exploration.

I anticipate potentially pursuing multiple layout directions and iterative refinements depending on the quality of initial work.

Strong performance in Phase 1 and Phase 2 will likely result in continued milestone-based collaboration. read less
