JOB DESCRIPTION:
I am seeking an experienced architectural designer/drafter with strong Revit and/or AutoCAD capabilities to assist with the architectural development and construction drawings for a small multifamily apartment project in Lakeland, Florida.
I am a Florida Professional Engineer and Certified General Contractor and will be directly involved in the design and coordination of the project.
The overall building concept, footprint, ground-floor parking arrangement, apartment envelopes, corridor, stairs, elevator, structural relationships, and principal dimensions have already been developed.
This is not an open-ended conceptual design assignment. The selected candidate must be able to accurately translate detailed sketches, dimensions, markups, and design direction into professional architectural drawings. Design input and recommendations are welcome, but established geometry should not be changed without prior approval.

Convert the provided dimensioned sketches into accurate, professional, scaled architectural drawings, including:
• Ground-floor parking/building plan
• Typical residential floor plan
• Building footprint and established dimensions
• Stairs and elevator
• Corridors and common foyers
• Exterior and interior walls
• Exterior openings
• Preliminary doors and windows
• Architectural dimensions
Accuracy during this phase is particularly important. The building geometry has already been coordinated conceptually with the parking and structural layout.
PHASE 2 – APARTMENT INTERIOR DEVELOPMENT:
After confirmation of the base plans, develop efficient apartment interiors within the approved unit envelopes, including:
• 1-bedroom / 1.5-bath units
• 2-bedroom / 2-bath + den units
• Kitchens
• Bathrooms
• Closets and storage
• Laundry
• Mechanical locations
• Doors and windows
• Furniture layouts where useful to verify functionality
The objective is to create efficient, attractive rental apartments with good use of space and economical construction, rather than unnecessarily complicated or luxury-level interiors.
PHASE 3 – ARCHITECTURAL DESIGN & ELEVATIONS:
Following approval of the floor plans, develop the exterior architectural design and elevations.
The intended direction is warm contemporary residential architecture with subtle European/French influence, while harmonizing with the scale and character of the surrounding Lakeland neighborhood.
The architectural character should incorporate:
• Clean contemporary massing and proportions
• Primarily stucco construction
• Warm, restrained neutral colors
• Well-proportioned residential windows and taller openings where appropriate
• French/Juliet-style balconies with simple, elegant metal guardrails
• Strong but restrained vertical window rhythm
• Architectural emphasis at the primary entrance
• Attractive integration and screening of the ground-floor parking
• Selective projections, recesses, reveals, and framed elements to provide depth and shadow
• Architectural treatment of the open-air foyer/corridor openings
• Durable and readily available materials appropriate for Florida construction
The French influence should remain subtle and contemporary, not French Provincial or Mediterranean. Avoid unnecessary arches, ornamental columns, fake shutters, heavy decorative cornices, or excessive façade treatments.
The objective is a building that appears modern, residential, attractive, and somewhat upscale without becoming unnecessarily expensive to construct.
The elevations should be developed around the approved building geometry rather than requiring major changes to the established floor plans, parking, or structural concept.
PHASE 4 – ARCHITECTURAL CONSTRUCTION DOCUMENTS:
After approval of the design, develop a coordinated architectural construction-document set, including as applicable:
• Ground-floor architectural plan
• Residential floor plans
• Roof plan
• Fully dimensioned and annotated floor plans
• Life-safety and egress information
• Accessibility information and required accessible features
• Exterior elevations
• Building sections
• Wall sections
• Stair plans, sections, and details
• Elevator/core architectural coordination
• Exterior wall and opening details
• Roof and parapet details
• Entrance and canopy details as applicable
• French/Juliet balcony details
• Door and window types and schedules
• Interior architectural details as required
• Reflected ceiling information where required
• Architectural schedules
• General architectural notes
• Applicable architectural code information
• Other architectural details reasonably necessary to develop a complete and buildable architectural set
The architectural drawings will be coordinated with structural, mechanical, electrical, plumbing, civil, fire protection, and other engineering disciplines developed separately as part of the project.
COORDINATION & REVISIONS:
The selected candidate will be expected to incorporate comments and revisions throughout the development of the drawings and coordinate architectural changes as the other disciplines progress.
If a code, accessibility, egress, constructability, structural, or architectural concern is identified, it should be brought to my attention before changing the established geometry.
Do not independently relocate or materially modify the:
• Building footprint
• Apartment envelopes
• Corridor
• Stairs
• Elevator
• Ground-floor parking arrangement
• Structural/core relationships
• Common foyer configuration
Recommendations are encouraged when they improve the project, but significant changes should be discussed and approved before being incorporated.
SOFTWARE & DELIVERABLES:
Revit is preferred, although candidates with a strong AutoCAD workflow will also be considered.
Deliverables shall include:
• Editable RVT and/or DWG files
• Scaled PDF drawings
• Editable architectural details and schedules
• Final coordinated architectural construction-document set
• All editable/source drawing files developed for the project
REQUIRED / PREFERRED EXPERIENCE:
Strong experience is preferred in:
