Hi There Percie I&;m not sure what you mean by the location of the foundation of the first floor? The water can come up anywhere as I will just bring it up where it is needed in the design I use.

USlands This is a barn with an apartment on the second floor. I will prepay when I see that there are some real designs coming out. Kind of a catch 22 I guess.

Is the balcony really a deck? That will require deck supports.

The apartment you are describing is a two-flat house, correct?

Hi USLands Good point on the second exit. I guess we can put one off the balcony since I don&;t really want another one inside unless you can make it unobtrusive. All other walls are exterior except the no window wall at the top. About 8 foot ceiling height. The split system AC units have a wall unit inside with controls and the outside unit is outside usually within ten feet or so, There is lots of outside room for them so they can go anywhere. Range and everything else will be electric.

I assume the wall with the balcony is an exterior wall. What other walls are exterior walls?

What&;s the ceiling height?

On which side of the building do you want the A/C window unit?

Will it be a gas or electric range?

Yes you can put the facilities anywhere you like. This is on the second floor and underneath is fully accessible.

Good question yes we will need heat and air con. I think I will use split systems with units in each room as needed, not a central unit so don&;t worry about it.
