Project: Compact Studio Apartment Interior Design (Investment Rental)

Brief: The clients purchased this small studio as a short-term rental investment. The goal was to create a functional, low-maintenance layout with good storage — looking modern and premium, but with a reasonable renovation budget.
Challenges & My Solutions:
Remote workflow. The clients were abroad, and only the general contractor was on-site in Sochi. I was in a different city. I managed all communication via chat and video calls, keeping everyone aligned without a single in-person meeting.
Smart layout for a small footprint. I developed a zoning plan that fits a sleeping area, kitchen zone, dining space, bathroom, and storage into 24.8 sq.m — comfortable for short-term guests.
Budget-friendly materials that look expensive. I prepared material palettes and collected commercial proposals from finishing suppliers and local custom furniture makers to help the clients stay within budget while achieving a "premium" look.
Technical package for construction. I created full construction drawings in ArchiCAD: floor plan, furniture layout, electrical scheme, and custom furniture drawings for local manufacturing (including cutting lists for the workshop).
Result: The clients received a complete, ready-to-build package. The design was approved remotely. The renovation stayed on budget, and the studio was successfully prepared for the rental market.
