BIM Coordination for a Commercial Development in Ireland
Project Snapshot
• Project type: Commercial development
• Location: Ireland
• Client type: Consultant
• Project phase: Design + Construction
• BIM services: Multidisciplinary BIM authoring, model federation, coordination, drawing extraction, IFC delivery
• Disciplines: Architecture, Structure, MEPF
The Challenge
• The project was delivered on a fast-track programme, leaving little tolerance for design conflicts or late coordination
• Multiple consultants and stakeholders were contributing design inputs in parallel, increasing coordination risk
• The client required a fully coordinated BIM model before site mobilisation to reduce uncertainty during construction
Our BIM Approach
• We established an ISO 19650–compliant BIM execution framework, including BEP, CDE setup, and clear modelling standards
• All disciplines were federated into a single coordination model, developed to LOD 300–350 to support construction readiness
• Coordination efforts were prioritised around high-risk zones such as risers and plantrooms
• Weekly coordination cycles and structured clash reports ensured timely issue resolution and alignment across teams
Results & Impact
• More than 1,200 clashes were identified and resolved before construction commenced
• Early coordination contributed to an estimated 20% reduction in RFIs
• Site teams received coordinated models and drawings, reducing ambiguity and rework risk
Value Delivered
• Acted as an end-to-end BIM coordination partner, bridging design and construction
• Enabled predictable delivery on a compressed programme through early risk removal
• Provided the client with confidence to proceed to site with coordinated information
