As-Built BIM Verification & Deviation Audit

Metrika360 commissioned The Heyon for complex BIM modeling and as-built data verification of the Public Station, a 16,000 sq.m. transport infrastructure hub in Italy. The Challenge: During construction and handover, substantial discrepancies emerged between original design models and on-site reality. The client needed to verify structural and exterior site assets (including civil systems, street lighting, and utility routing), track actual geometric deviations across 16,000 sq.m., and compile an enriched dataset tailored for the incoming Facility Management (FM) team. Our Solution: • Reconciled initial design documentation with actual survey scans and field conditions to capture deviations down to centimeter tolerances. • Implemented an issue-tracking workflow (including detailed deviation logs for individual components such as lighting poles and underground conduits) with spatial displacement attributes (ΔX, ΔY, ΔZ) • Enriched verified model elements with standardized asset identification tags, maintenance parameters, and operational data. Results & Impact: • Delivered an audit-proof As-Built digital twin reflecting true site conditions. • Successfully handed over structured, error-free asset databases to facility managers, removing operational blind spots and streamlining long-term infrastructure maintenance.
